PROPOSAL

THE ONE

The One is a private estate in Bel Air, Los Angeles, California. It includes a main house and three smaller homes designed in a modern style, created by Nile Niami. The property covers 105,000 square feet on 3.8 acres. Construction started in 2014 and finished in 2021 after delays. Niami originally wanted to sell it for $500 million.

Design and construction

Nile Niami purchased a 3.8-acre Bel Air lot for $28 million in 2012. The site offers 360-degree views of the Pacific Ocean, Downtown Los Angeles, and the San Gabriel Mountains. A 10,000-square-foot house was demolished for construction in 2014, during which 49,000 cubic yards of dirt were removed. Local opposition led to stricter city regulations in December 2016. Niami aimed to finish The One by 2018, but it was completed in 2021. Designed by Niami, architect Paul McClean, and interior designer Kathryn Rotondi, this 105,000-square-foot property features 21 bedrooms, 42 bathrooms, and a 5,500-square-foot primary suite. Amenities include a 10,000-square-foot skydeck, a putting green, a 30-car garage, a bowling alley, a movie theater, a nightclub, and a casino. Additional features are a 400-foot jogging track and five swimming pools. The mansion may require 50 HVAC systems and cost $50,000 monthly for cooling. Custom art is provided by various artists.

HOLMBY HILLS MANSION

Located near the lively Sunset Strip, this spacious 14,000-square-foot home is for sale. It includes a yoga room, several inviting pools, and a luxurious movie theater. The property is marketed as both a wellness retreat and a home with a playful atmosphere. Created by developer Nile Niami, this West Hollywood bachelor pad features a cold-therapy chamber for weight loss and a sensory deprivation tank for relaxation. The asking price was $55 million. Rayni Williams from Hilton & Hyland highlights its appeal for those seeking a wellness lifestyle or a home with vibrant energy. The house showcases a remarkable glass-bottomed pool, a yoga room with living plant walls, an urban garden system for herbs, a fully equipped movie theater, an outdoor bar, a game room, and an elegant wine room.

This stunning home sold for an impressive 44 million dollars, showcasing its remarkable value in today’s real estate market.

Holmby Hills house

The Holmby Hills house that Sean "Diddy" Combs purchased in 2014 was developed by the well-known megamansion builder Nile Niami. This impressive residence boasts a sprawling 17,000 square foot, European-style mansion situated on a generous 1.5-acre lot. The luxurious features of this estate include an extensive layout with 10 spacious bedrooms and 13 beautifully designed bathrooms. In addition, it offers a state-of-the-art 35-seat home theater, a fully equipped gym, and an elegant wine room. Outdoor amenities comprise a stunning lagoon-style pool complete with a grotto, a private basketball court, and a relaxing sauna. Nile Niami built an extravagant house in Los Angeles for the Winklevoss twins, later sold to Richard Saghian for $126 million after initial listings at $500 million and $295 million. The home features a stunning courtyard, a foyer with a pearl necklace chandelier, a media room, bar, gym, spa, staff quarters, a 65-foot cantilevered pool, a 75-foot lap pool, and a pickleball court above a 10-car garage. Located in Bird Streets, it offers views of Sunset Strip and access to amenities from West Hollywood, Beverly Hills, and Bel Air.

Trousdale Estates house

Nile Niami's "Opus" mansion in Trousdale Estates encompasses 20,500 square feet with a modernist design highlighted by a gold motif. Formerly a Hollywood film producer and now a real estate developer, Niami worked with architect Paul McClean to complete the residence in 2017.

The mansion features a lavish champagne cellar stocked with gold magnums of Cristal, an expansive infinity pool with glass walls, and a stunning poolside patio offering views of downtown Los Angeles and Century City.
